The city grew sevenfold in a few years

Large annexations in the late 1950s helped take Huntington Beach from 3.57 square miles to more than 25 by 1960, and by the 1970s tract after tract covered former farmland. The city's General Plan report places many of those tracts north and east of Edwards Hill and south of Beach Boulevard. In the storm of February 6 and 7, 1998, steady rain closed streets, flooded intersections and put 2 to 3 feet of water into a mobile home park in the city.

About 3,700 homes in 92647 are in buildings with 50 or more units. The Beach and Edinger Corridors Specific Plan, adopted in 2010, covers 458 acres and encourages mixed-use buildings. In a stacked building, one leak can reach several units.

  1. Close the main valve. In a central tract house it is usually on the front wall near a hose bib, sometimes in a box by the curb.
  2. If the water heater failed, shut its cold inlet valve and switch off the gas or the breaker.
  3. In an apartment or condo, close the valves under the sink or behind the toilet, then call the manager.

What the restoration contractor does

The contractor follows the IICRC S500 process. It begins with an inspection and a moisture map of floors, walls and cabinets. Standing water is extracted and anything that cannot be dried, such as saturated pad, is removed. Air movers and dehumidifiers run while the technician records readings on each visit until the materials are dry, and the job ends with cleaning and a documented report.
