In short

Water damage restoration in Huntington Harbour means drying and repairing homes built from the mid-1960s on the former Sunset Bay estuary, where king tides, storm runoff and aging plumbing can all bring water inside. One call connects you with an independent contractor.

High tides that reach the street

During the king tides of early August 2023, public works crews were put on standby for "dry weather flooding" on some streets in Huntington Harbour and Sunset Beach, with portable pumps ready. Officials said certain areas flood when tides exceed 7.0 feet.

Flood maps that changed twice

In September 2010 FEMA revised the harbour so that all areas within the channels became flood zone AE and non-submerged waterfront lots became zone X (shaded). New maps on March 21, 2019 then placed some Huntington Harbour and Sunset Beach properties inside the Special Flood Hazard Area, zoned AE or VE. Federal rules require owners with federally backed mortgages in those zones to carry flood insurance.

Inland runoff that ends up here

The city's General Plan background report says the East Garden Grove-Wintersburg and Slater channels drain past the Bolsa Chica wetlands and then into Huntington Harbour, while the Sunset and Westminster channels empty into the harbour and on to Anaheim Bay.

Housing from one building wave

The harbour was developed in the mid-1960s: 620 acres of land and 258 acres of waterway, about 18 miles of waterfront. Census estimates show about 69 percent of homes in the 92649 zip code were built in the 1960s or 1970s. At that age, original drain lines and valves are prone to leaks.

City lines of the same age

The Humboldt Drive bridge in the harbour was built in 1963. The city's 2023 Water Master Plan says the water line on it has nearly reached its useful life and should be replaced when the bridge is widened.

Water coming in right now

  1. If harbour or street water is entering, stay out of standing water near outlets, dock power or a flooded garage. Switch off breakers only if you can reach the panel from a dry spot.
  2. If a pipe or fixture is leaking, close the main shutoff. In a detached harbour house it is usually on the front wall where the line enters, or at the meter box near the curb. In a harbour condo or townhome, look for a valve at the water heater or under sinks; the association controls the building main.
  3. If the break is in the street, call the City of Huntington Beach Utilities Division at (714) 536-5921. After hours the city routes water main breaks to the police non-emergency line, (714) 960-8825.
  4. Photograph the waterline on walls, the tide time and damaged items before you move anything.
  5. Lift rugs, cushions and boxes off wet floors. Do not use a household vacuum on tide or runoff water.

How the contractor works a harbour job

The contractor follows the IICRC S500 sequence. A technician inspects and maps moisture with meters, extracts standing water, and removes materials that cannot be dried, such as soaked carpet pad or swollen baseboard. Air movers and dehumidifiers then run while the crew logs readings each visit until the structure reaches its dry goal, and the job ends with cleaning and a written record for your insurer. Water that comes in from the harbour, a channel or the street is treated as Category 3, which means contaminated materials come out and the area is sanitized.

Harbour water damage FAQ

Does homeowners insurance pay for king-tide flooding?

Standard homeowners policies usually exclude flood and tidal water, which needs a separate flood policy. A sudden pipe burst is usually covered. Federal rules require flood insurance for federally backed mortgages on homes in zones AE and VE.

How do I know if my Harbour address is in a flood zone?

Search your address on FEMA's Flood Map Service Center, or call the city Planning Division at (714) 536-5271. An answer from before 2019 may be out of date.

Who shows up after I call?

An independent restoration company. It sets its own schedule and prices and writes its own estimate. You can check its license on the CSLB website before you sign. See how it works for the steps.

What will drying my house cost?

The price depends on square footage, water category and how much material has to come out. The contractor quotes after inspecting. Our water damage restoration cost guide explains the typical line items.
