In short

Water damage restoration in Anaheim means drying homes where about 61% of the housing dates from 1950 to 1979 and the tap water measures about 18 grains per gallon. Aging plumbing and hard-water scale both wear on pipes and water heaters.

A city built mostly between 1950 and 1979

Census data put the median year built for Anaheim housing at 1973, and 60.9% of units date from 1950 through 1979. Homes of that era may still carry original galvanized steel or early copper supply lines and clay or cast iron sewer laterals, which corrode or crack with age. Brown or rusty water from a failed line is a sign the pipe is corroding from the inside.

Very hard water

Anaheim Public Utilities rates the city's water at about 300 parts per million, or about 18 grains per gallon. For comparison, Santa Ana reports about 15. That much calcium and magnesium leaves scale in water heaters, valves and appliance lines, which shortens their life.

A water system dating to 1879

Anaheim Public Utilities started water service in 1879 and now maintains 758 miles of water mains. The city ranks mains for replacement by pipe age, material, stress and history of leaks and breaks, and it listed 11 active main replacement projects running into 2027. A break in the street is generally the utility's to repair, while a break on your side of the meter is yours.

The original colony streets

The Anaheim Colony Historic District follows the boundaries of the 1857 German colony and holds more than 1,000 qualified structures in 1.8 square miles. These are the oldest houses in the city.

Santa Ana River flood history

OC Public Works records that the Santa Ana River flooded parts of Anaheim, Santa Ana and Garden Grove in 1938. The county says Prado Dam substantially reduced flood damage since then, but low-lying homes near the river should still know their flood zone.

Stopping the water in an Anaheim home

  1. Turn off the main. In a 1950s to 1970s ranch house the house valve is usually on the front or garage-side wall, often behind a hose bib. The Anaheim Public Utilities meter is near the curb. Water heaters in garages have their own valve on the cold-water inlet pipe.
  2. Stay clear of outlets in wet rooms and turn off those circuits if the panel is dry.
  3. Check the water color. Brown water from a burst line points to old steel pipe. Tell the plumber, because one failure often means more weak spots.
  4. Keep people out of sewage. If water came up a toilet, tub or floor drain, it is contaminated. Stop using water in the house until the line is cleared.
  5. Photograph the damage and the failed part, then call.

How the contractor dries the house

The restoration contractor follows the IICRC S500 sequence. First comes inspection and moisture mapping with meters and thermal imaging, then extraction of standing water. Anything porous that cannot be dried, such as carpet pad, swollen baseboard and drywall below the water line, is removed. Air movers and dehumidifiers run for several days with daily moisture logs, followed by cleaning, antimicrobial treatment and documentation. Sewer backups are Category 3 water, so everything porous they touch is removed. If the cause is a failed galvanized line, the pipe repair or a repipe is separate plumbing work.

Anaheim water damage questions

The water from my burst pipe was brown. What does that mean?

Brown or orange water usually means rust from inside galvanized steel pipe. When one section fails, the rest of the system is often in similar shape, so ask the plumber about a repipe estimate.

Will insurance cover a sewer backup in my Anaheim home?

Many homeowners policies cover sewer backup only with a separate water backup endorsement. Check your declarations page. Sudden pipe bursts are usually covered, and slow leaks usually are not.

Does the restoration company also fix the pipe?

Usually a plumber repairs the pipe and the restoration contractor dries the house. Some firms do both, so ask on the first call. The burst pipe water damage page explains the split.

Who is the contractor, and who pays the line?

An independent restoration contractor who covers Anaheim. HB Water Damage connects the call, and the contractor pays it a referral fee. You pay the line nothing and agree on price with the contractor.
