Downtown began in 1901, when the West Coast Land Company bought 40 acres, and the Huntington Beach Company laid water lines, power and roads through the original town site in 1904. Census estimates count about 1,012 homes in Huntington Beach built before 1940, and about 606 of them are in the 92648 zip code. Houses that old can still carry original cast iron drains and galvanized supply pipe unless someone has replaced them.

The city replaced its own oldest mains, not yours

The city's 2023 Water Master Plan says some of its cast iron water pipe dated back 75 to 100 years before an aggressive replacement program under the 2000 master plan eliminated it. That program covered public mains. Plumbing on the house side of the meter is normally the owner's responsibility.

Most people share a wall, a floor or a ceiling

Only about one in three homes in 92648 is a detached single-family house. The rest are townhomes, duplexes, apartment and condo buildings, plus some mobile homes. The Downtown Specific Plan, adopted in 1983 and updated in 2009, governs development across 336 acres of downtown. The ocean is at the end of the street

The pier at the foot of Main Street dates to 1914, and a 1939 hurricane destroyed its 500-foot extension. The coast still pushes back: during the August 2023 king tides, news crews reported flooding on Pacific Coast Highway at 19th Street.

  1. Find the source. In a condo, check the unit above and the water heater closet before assuming it is your own line.
  2. Close the nearest valve. Most condos have shutoffs under sinks, behind the toilet and at the water heater. The building main is controlled by the association or manager, so call them if the leak is in a common pipe. In an older cottage, the main valve is usually at the front where the line enters, or at the meter box by the sidewalk.
  3. Tell the neighbors below and the association in writing, with photos and the time you found it.

  5. Unplug electronics in wet rooms and move furniture onto blocks or foil. Keep damaged items until the adjuster has seen them.

What happens once the contractor arrives

The contractor works to the IICRC S500 standard. First comes an inspection with moisture meters to map how far the water traveled, including into the unit below or behind shared walls. Standing water is extracted, and anything that cannot be dried in place, such as saturated drywall or pad, is cut out. Air movers and dehumidifiers run while readings are logged until materials reach their dry goal, then surfaces are cleaned and the whole job is documented. A backed-up drain line in an older building is Category 3 water, so affected porous materials are removed rather than dried.

Downtown water damage questions

A neighbor's leak came through my ceiling. Whose insurance pays?

Your CC&Rs and the source of the leak decide it. An association master policy often handles common pipes, while your own HO-6 policy covers the interior of your unit and belongings. Report it to the manager in writing right away.

My older house had a toilet overflow from the drain. Is that sewage?

Water that backs up from a drain or sewer line counts as Category 3. Keep people and pets out, do not mop it into other rooms, and read our sewage backup cleanup page before anything is touched.

Do king tides reach downtown homes?

Tidal flooding shows up along Pacific Coast Highway and at low spots near the sand. In August 2023 it reached the highway at 19th Street. Beach-level garages and ground-floor units near the highway are the most exposed.
