The harbor sits at the edge of high tide

The city's June 2026 king tide advisory lists the neighborhoods most likely to flood: Newport Island, Balboa Island, the Finley Tract, Lido Village, Balboa Village, Lafayette Avenue, the Peninsula and parts of the Marcus, River and Lake Avenue area. Crews install flood-protection gap boards on Balboa Island, run pumps and place sandbags during those tides.

Tide valves hold the bay back

The city's hazard mitigation plan explains that storm drains in low areas have valves city crews close before high tides: some when tides are forecast above 5.2 feet, and all 86 of them above 7 feet. In January 2005, a storm surge on a tide near 7 feet flooded roads, businesses and homes, and in December 2012 high tides flooded streets along Marcus Avenue and near Newport Boulevard and 26th Street, with some homes taking on nearly a foot of water.

Big surf reaches the Peninsula too

On July 3, 2020, high tide and waves around 10 feet sent water about two feet deep across roughly three blocks of the Balboa Peninsula near the Wedge, local news reported.

Balboa Island is in the floodway

The same plan states that all of Balboa Island lies in the FEMA floodway, and that FEMA recorded 263 flood claims from Newport Beach residents between 1977 and 2010. The city's coastal plan lists West Newport, the Lido Peninsula, Balboa Peninsula, Balboa Island, Little Balboa Island, Collins Island and Mariners' Mile among its low-lying areas.

Newport Beach's median year built is 1978, per Census data, but about 3,500 units predate 1950, and roughly 17 percent of all units are attached single-family homes that share walls.

  1. Stop the source. For a plumbing leak, close the main valve, usually near the front hose bib on a house or inside a utility closet in a condo. For tidal or storm water, close garage doors and move vehicles to higher ground.
  2. Use sandbags early. The city stocks prefilled sandbags at the Corporation Yard, 592 Superior Avenue, and bags for filling at all Newport Beach fire stations. Harborfront owners are urged to install seawall plugs before king tides.
  3. Cut power to flooded rooms at the breaker if you can reach it without wading, and keep cords out of the water.
  4. Stay out of bay and flood water. Water that came over a seawall or through a storm drain counts as contaminated. Photograph it, then keep children and pets away.

Does homeowners insurance pay for king tide or storm surge flooding?
