In short

Water damage restoration in Seal Beach means extracting water, drying the structure and removing ruined materials in homes mostly over 50 years old, in a beach town where big surf can push seawater onto streets. An independent referral line connects you with an independent contractor.

What puts water inside Seal Beach homes

Surf and tides that overtop the berms

In September 2026, surf from Hurricane Marie flooded the 8th Street and 10th Street lots by the pier, then breached the sand berms and sent ocean water onto streets and into residents' garages, ABC7 reported. In November 2025 a king tide with high surf pushed water up to beachfront homes near the pier.

A housing stock from the 1950s and 1960s

The city's 2021 to 2029 Housing Element says about three-quarters of Seal Beach homes were built before 1970. The Marina Hill subdivision grew in the early 1950s, Leisure World opened in 1962 and College Park East followed in 1966. Census estimates put the median year built at 1966. In homes that old, original drain and supply piping has had decades to corrode or crack.

Water mains laid mostly in one decade

The city runs its own water system for most addresses. Its 2012 Water Master Plan counted 73.4 miles of main, with about 55% installed in the 1960s and about 75% made of asbestos cement pipe. The same plan said many pipes in Old Town may be over 90 years old and set out a two-phase replacement program for them.

Shared walls and stacked units

Only about 36% of the city's housing units are detached houses, according to Census estimates. Leisure World is largely modest condos, where one failed toilet supply line can soak the unit below.

Water coming in now? First steps for a Seal Beach home

  1. Keep people clear of power. If water is near outlets, switch off those circuits at the panel, but only from a dry spot.
  2. Shut the water. In a detached house in Old Town, the Hill or College Park, the house valve is usually on an outside wall where the line enters. In a Leisure World unit or other condo, use the valves under sinks and behind the toilet, and call the building's maintenance contact.
  3. Treat ocean or street water as dirty. If surf or runoff is coming under the garage door, stay out of it and lift what you can off the floor.
  4. Report a street break to the right utility. Most of Seal Beach is on city water; Golden State Water serves some portions. Your water bill names the one to call.
  5. Take photos before anything moves. Record each wet room, the water line on walls and the source.

How the contractor handles the job

Seal Beach jobs run on the IICRC S500 sequence for water damage. The crew the contractor sends inspects and maps moisture, including the unit below or next door when walls are shared, then extracts standing water and removes what cannot be dried, such as soaked pad and wet drywall. Air movers and dehumidifiers run while readings are logged daily until materials are dry, and the job closes with cleaning and documentation for your insurer. Ocean overwash is Category 3 water under S500, so porous materials it touches are removed.

Seal Beach questions, answered

Will my homeowners policy pay for seawater that came into the garage?

Flood is generally excluded from California homeowners policies, according to the state Department of Insurance, while sudden and accidental water damage from inside the home is usually covered. Seawater from overwash usually needs a separate flood policy.

A leak from the unit above ruined my Leisure World ceiling. Who handles it?

Report it in writing, with photos, to your Mutual's maintenance contact and the upstairs neighbor. Who pays depends on your Mutual's governing documents and each owner's policy, and the contractor can document the leak path for both.

Who supplies my water if a pipe breaks in the street?

The City of Seal Beach runs the water system for most of town, drawing on four city wells plus imported water. Golden State Water serves some portions. Your bill shows which utility to call.

What should I do in the first hour after a pipe bursts?

Shut the water, cut power to wet rooms and photograph everything. The full checklist is on what to do after water damage.

Is HB Water Damage a Seal Beach restoration company?

It is a referral line, not a contractor. The independent contractor you are connected with pays a fee for the call, sets the price and does the work. Callers owe the line nothing.
